Architectural programming involves research and decision making that helps the architect and owner establish performance requirements and design criteria for the project. IWA will design to the clients vision of the project by taking into account of different architectural elements and programming needs.
Schematic design is a phase within the preliminary design phase which IWA will develop rough sketches and drawings to explore and illustrate the basic concepts of a project. Schematic design focuses on defining the projects overall form, spatial relationships, and fundamental design elements. Included within the schematic design are the finalized site plan with the overall dimensions of the main building(s), typical floor plans and typical building types and sketched elevation(s).
The stage of the project includes the development of plans from approved schematic design. Elevations and building plans are produced and developed. IWA will coordinate the architectural drawings with the consultants (Civil, Landscape, MEP and Structural Engineers) to determine the requirements of the project. At this stage we will submit floor plan to owner for approval. Typical wall sections showing footing, foundation, and wall and floor structure, with notes indicating the basic materials to be used in the structure, floor and exterior finishes.
Images of the proposed building(s) / development and the surroundings that paints a picture for the client. It can be in a two-dimensional or three-dimensional images that illustrate how a space or building will look before it is built representing the style and design intent.
Completion of sealed architectural and consultant drawings and any necessary specification. IWA will submit architectural and consultant drawings to owner for final approval. Coordinate consultants’ drawings with the architectural drawings. Submit final architectural and engineering drawings to the (AHJ) Authority Having Jurisdiction for building permit review and approval. Issue final construction documents to general contractor
Within the Construction Phase of the project, services includes answer RFI's, providing ASI's if needed and providing monthly site visits/observations.
Space planning for cohesiveness that take into account of Interior finish selection, furniture and flooring layout, lighting and plumbing fixture selections, flooring, paint, cabinet, countertop, appliance and trim and door style, finish and color scheme selections.
A systematic review and compilation of the specific provisions of the locally adopted building code that will affect the design and construction of a building or facility. It is one of the most important tasks during the course of any architectural project.
IWA will oversee the design and construction of a the project. We will monitor the progress of construction with monthly site visits and provide monthly progress reports to the client ensuring the design intent and plan specifications are followed.
Is the designing the entire framework of the project around their surrounding environments. A master plan includes identifying building typologies and locating them to the best locations within the site while taking into account any site restrictions and the best and highest use.
